A 40 yard roll-off is 22 feet long, 8 feet wide and about eight feet tall, rated for roughly five to six tons — fourteen to sixteen pickup loads. It is maximum volume for material that takes up room without weighing much. Used correctly it saves a job several hauls. Used incorrectly it becomes a container a driver cannot legally lift, which is why we ask more questions before sending a 40 than before sending anything else.

Why people choose the 40 yard

The job this box was made for is bulky and light, and Brockton produces plenty of it. Porch and deck framing is the headline: the two-family and three-decker stock carries a great deal of exterior timber, and a rear porch stack coming off a 1900 house is enormous in volume and almost nothing in weight. Behind that come fencing, siding and trim off a re-side, blown and batt insulation cleared out of an attic before it is air-sealed, replaced ductwork, furniture out of a whole-property clear and cabinetry from a big remodel. On the commercial side, a retail or office unit changing tenants gives you ceiling grid, partition studs, carpet tile, shelving, display fixtures, counters and packaging — huge in volume, nearly nothing in weight, and none of it compacts. Remember that city collection does not reach a business at all in Brockton, so a fit-out has no municipal route whatsoever. What must stay out of a 40 in Brockton is short and it is not negotiable. No ABC rubble — asphalt pavement, brick or concrete. No footing or excavation spoil out of a 48-inch dig. No wet cellar contents. No bulk plaster and lath. Every one of those would put this box past legal axle weight before it was a quarter full, which is precisely why the 10 exists, and mixing even a couple of wheelbarrows into an otherwise light 40 causes the same problem at a smaller scale. Insulation is worth a separate word. Attic work in this housing stock frequently runs into vermiculite and knob-and-tube wiring, and Mass Save runs a pre-weatherization barrier mitigation programme that pays for asbestos and vermiculite removal at $1 per square foot up to $4,000, knob-and-tube verification up to $2,000 and rewiring at $3 per square foot or 50 percent of cost in buildings under 8,000 square feet. Placement is where most 40 orders fall apart in Brockton, so it is worth being blunt. At this size the site decides, not the debris. An eight-foot box needs the hoist to stand a lot of steel upright, firm level ground under it and real room around it, and the older residential grid does not offer that. The narrow shared drive between two two-family houses in Montello or Campello will not take it, and neither will most of the streets around it. Will it fit?

This is the size where the site decides, not the debris. The truck wants about 60 feet of straight approach, roughly 10 and a half feet of width and 20 feet or more of overhead clearance so the hoist can stand an eight-foot box upright, and it wants firm level ground to set it on. A mature maple or oak limb over the drive is the most common reason a 40 becomes a 30 on arrival, with the service drop to the house right behind it, so walk the approach and look up. The narrow shared drive between two two-family houses in Montello or Campello will not take this box at all. Assume the concrete is cracked and spalled from freeze-thaw rather than heat — 137.5 nights a year at or below freezing — which is why we photograph the approach on arrival, and protection boards go down on every set. Snowbanks and plough windrows have to be cleared in winter, and a thaw-soft approach will rut under this much steel. The fire code applies here as it does to every size: 527 CMR 1.00 Table 1.12.8.5 makes any rubbish container over 6 cubic yards a fire chief permit item if it is left overnight, with a same-day drop and collect exempt. Massachusetts departments enforce 10 feet from combustible walls, openings and overhangs under NFPA 1 — not the International Fire Code’s 5 feet — along with 20 feet from an intersection, 10 feet from a hydrant, the top of the container 5 feet below any window, and the company name and emergency telephone number on the box.

What is a 40 yard dumpster actually for in Brockton?

Bulky light debris and nothing else. On the residential side that is porch and deck framing off a two-family or three-decker, storm-damaged fencing, siding off a re-side, attic insulation, replaced ductwork, furniture and cabinetry. On the commercial side it is fit-out material: ceiling grid, partition studs, carpet tile, shelving, fixtures and packaging, which come out in enormous volume for almost no weight and do not compact. ABC rubble, footing spoil, wet cellar contents and bulk plaster must not go in it. Split the job into two containers and both of them work.

Why can I not put brick, concrete or cellar spoil in a 40?

Because it would exceed legal axle weight before the box was a quarter full, and no roll-off leaves your property over weight. Footing spoil out of a 48-inch frost line dig is the worst offender, and asphalt pavement, brick, concrete, plaster and water-logged cellar contents all behave the same way. All of it goes in a 10, loaded flat and low and hauled more than once. There is a compliance reason as well: asphalt pavement, brick and concrete are banned from disposal under 310 CMR 19.017 and have to reach a recycler as a clean stream.

Can storm limb wood and yard debris go in with the fencing?

No — book it as its own load. Yard waste has been banned from disposal in Massachusetts since 31 December 1992 and leaves since 1991, so brush, limb wood and leaves cannot go into a mixed disposal container at all. Brockton runs seasonal curbside yard waste, every other week on your recycle day from 6 July to 30 October and weekly from 3 November to 12 December, loose in 32-gallon barrels or paper kraft bags at a maximum of 50 lbs, with branches under 4 inches in diameter bundled to 3 feet and 35 lbs. What if the container has to go in the street?

Then plan ahead, because Brockton has no published permit specifically for placing a container in the public way. The DPW’s published permits are the Street Opening Permit and the Public Works Construction License, which cover street openings and driveway cuts rather than obstructions, so the right first call is DPW Engineering on 508-580-7139 or dpw@brockton.gov. Separately, the state fire code still applies: a container over 6 cubic yards left overnight needs the fire chief’s permit under 527 CMR 1.00, it cannot sit within 20 feet of an intersection or 10 feet of a hydrant, and it must not obstruct fire apparatus access.
