The weight box
10 Yard Dumpster Rental in Brockton, MA
The size nobody asks for until the scale ticket comes back. Wet basement contents after a thaw, ABC rubble — asphalt pavement, brick and concrete — off a step or a walk rebuild, plaster and lath out of a 1900 two-family, and foundation and excavation spoil from footings that have to reach the 48-inch frost line. None of it is bulky and all of it is dense. A 10 is at payload long before it looks full. Loaded flat and low it is the right box in Brockton, not a small one.
A 10 yard roll-off is 12 feet long, 8 feet wide and about three and a half feet tall, rated for roughly two to three tons — call it three pickup loads. On a great many Brockton jobs it is the only container that makes sense, and not because the pile is small. It is because the pile is dense. Weight stops a truck long before volume does, and in a city where every footing has to reach 48 inches and every older house has a full basement under it, that catches people out constantly.

Why people choose the 10 yard
Start with the material, because in Brockton it decides everything else. ABC rubble is the classic 10 yard load: asphalt pavement off a driveway tear-out, brick off a chimney or a porch pier, concrete off a step, a walk or a section of basement floor. Massachusetts has banned asphalt pavement, brick and concrete from disposal since 1 July 2006 under 310 CMR 19.017, and the wording of the regulation covers transfer for disposal as well as disposal itself, so the ban bites at the transfer station and not only at the landfill. That is not a reason you cannot fill a container with it. It is the reason it has to be kept as a clean single stream and taken to a processor that recycles it, which is exactly how we run it. Tip half a wheelbarrow of brick into an otherwise light load and you have created both a weight problem and a sorting problem in one move. See concrete and heavy debris hauling and our Massachusetts waste ban guide.
The second stream is the one no southern market has: a wet basement. Because footings have to reach the 48-inch frost line set by 780 CMR 51.00 Table R301.2, a full basement is nearly free once the hole is dug, which is why the pre-war housing here is essentially all full-basement. That basement is where forty years of contents ended up, and after a spring thaw or a burst pipe a good share of it comes out soaked. Water-logged carpet, cardboard, chipboard furniture and stored paper weigh several times what the same volume weighs dry, and plaster and lath off an interior wall is heavier again. Foundation and excavation spoil behaves the same way — a footing trench four feet deep produces far more spoil than anyone pictures, and wet spoil is brutal for its volume. If you are digging at all, call Dig Safe on 811 first; M.G.L. c.82 §40 requires it, and it applies to footings, a fence line, a stump and an oil tank alike. Read basement and attic cleanouts in Brockton.
The third job this box does is fit where nothing else will. Twelve feet of steel goes down the narrow shared drive between two two-family houses in Montello or along Main Street toward Campello, where a longer container would hang into the roadway and become a fire-code and traffic problem rather than a driveway one. Those drives are usually cracked already, and the cause here is freeze-thaw rather than heat: Brockton averages 137.5 nights a year at or below freezing, water gets into the joints, and the concrete lifts and spalls a little more each winter. Protection boards go down on every set and we photograph the approach on arrival, so there is a record of what the surface looked like before the truck arrived. Read how we protect a driveway on delivery, see residential dumpster rental, or compare the whole range on our dumpster size guide and call it in.
Good fit for
- ABC rubble kept clean: asphalt pavement, brick and concrete
- Foundation and footing spoil from a 48-inch frost line dig
- Wet basement contents after a thaw or a burst pipe
- Plaster and lath off an interior wall in an older two-family
- Chimney, porch pier and front step demolition
- Basement floor sections and cellar-stair concrete
- Tile, thinset and mortar bed off a bath or kitchen floor
- Narrow shared drives in Montello and Campello with no room for more
Not the right size for
- Whole-house cleanouts full of bulky furniture
- Basement and attic clear-outs done in the same weekend
- Multi-room remodels making airy, bulky debris
- Porch, deck and fence volume better suited to a bigger box
- Mattresses and box springs — banned from disposal since 1 November 2022
- Textiles, clothing and soft furnishings — banned the same day
- Appliances and white goods, and ferrous or non-ferrous metal
- Cardboard, paper and paperboard
- CRTs, tube televisions and computer monitors
- Lead-acid batteries and tires
- Yard waste, leaves and brush
- Clean gypsum wallboard — it must come out before transfer
- Asbestos-containing material of any kind, ever
- Liquids, paint, solvents and heating oil tanks
Will it fit?
Give the truck about 60 feet of straight approach, roughly 10 and a half feet of width and 20 feet or more of overhead clearance while the hoist works. Overhead in Brockton is a maple or oak limb over the drive first, then the service drop to the house. Twelve feet is what fits the narrow shared drive between two two-family houses in Montello or Campello, where anything longer hangs into the street. Expect the concrete to be cracked, and expect freeze-thaw rather than heat to be the reason — 137.5 nights a year at or below freezing work on every joint — so we photograph the approach on arrival and protection boards go down on every set. In winter, clear the snowbank and the plough windrow at the kerb line first; a container cannot be set through either. And the Massachusetts point that no national guide carries: 527 CMR 1.00 Table 1.12.8.5 lists rubbish containers over 6 cubic yards as a permitted activity issued by the head of the fire department, so every roll-off left overnight needs the fire chief’s permit, with a same-day drop and collect exempt under §1.12.8.5.1. Departments here enforce 10 feet from combustible walls, openings and overhangs under NFPA 1 — not the 5 feet the International Fire Code uses elsewhere — plus 20 feet from an intersection, 10 feet from a hydrant, and the top of the box at least 5 feet below any window.
Before delivery, move cars and bins, mark irrigation heads and septic lids, and tell us about new concrete, soft ground, a steep grade or low power lines. Our delivery and driveway protection guide covers all of it.

Why does a small foundation job need a 10 instead of a bigger box?
Because the spoil is heavy and there is more of it than you think. Massachusetts sets the frost line at 48 inches statewide in 780 CMR 51.00 Table R301.2, so footings, deck posts and fence posts all go down four feet, and a four-foot trench produces a great deal of spoil for a short run of wall. Wet, that spoil weighs far more than its volume suggests, and a container that looks a third full can already be at payload. No roll-off leaves your property over legal weight. The answer is a small box hauled more than once rather than a big box that cannot be lifted.
How should ABC rubble and spoil be loaded?
Flat and low, spread across the floor of the container, never mounded above the rails. A crowned heavy load cannot be tarped properly and cannot be hauled legally. Keep the stream clean as well. Asphalt pavement, brick and concrete have been banned from disposal in Massachusetts since 1 July 2006 under 310 CMR 19.017, and the regulation covers transfer for disposal too, so the load has to go to a processor that recycles it. Clean, that is straightforward. Mixed through wood, wallboard and household waste, it becomes a problem for the facility and for you. Two containers beat one bad one.
Can wet basement contents really fill a 10 yard?
Regularly. Because footings have to reach 48 inches here, a full basement is nearly free once the hole is dug, and that is why the older housing stock in Brockton is essentially all full-basement. It is also where the stored contents live. After a thaw or a pipe failure, carpet, cardboard boxes, chipboard furniture and stored paper come out saturated and weigh several times their dry weight. If the basement is dry and the contents are bulky rather than wet, a 20 is usually the better call — tell us which it is on the phone and we will size it honestly.
Do I need to call anyone before digging footings or pulling a tank?
Yes. Dig Safe System, Inc. is the one-call centre for Massachusetts on 811 or 888-344-7233, and the requirement sits in M.G.L. c.82 §40, enforced by the Department of Public Utilities Pipeline Safety Division on (617) 305-3537. It applies the moment the project involves breaking ground: footings, a fence line, a stump, a driveway tear-out or a heating oil tank removal. Setting a container on your driveway does not trigger it. Digging the hole the container is there to serve does.
Will a 10 fit a shared driveway in Montello?
This is the size that fits when nothing else does. Twelve feet sits on the narrow drive running between two two-family houses in Montello and along Main Street toward Campello without hanging into the roadway, which matters because a container in the public way in Brockton has no published permit route and becomes a conversation with DPW Engineering on 508-580-7139 instead. Those drives are usually cracked from freeze-thaw and often shared with a neighbour, so tell us which side is yours. Protection boards go down as standard and we photograph the set on arrival.
