Why people choose the 20 yard

Understand where the volume comes from in a Brockton house, because it is not where a national sizing calculator assumes. Massachusetts sets the frost line at 48 inches statewide in 780 CMR 51.00 Table R301.2. Once the excavator has gone down four feet for the footings anyway, a full basement is nearly free, which is why pre-war New England housing is essentially all full-basement. Add the half-storey attic that comes with a two-and-a-half storey sidehall two-family and you have two full floors of storage that no southern house has at all. That is the whole reason the 20 is the default here rather than the 15. A basement gives you shelving, workbenches, storm windows, paint, stored furniture and whatever the last three owners left; the attic gives you boxes, luggage, insulation and Christmas. The second use is the multi-room remodel, and Brockton’s biggest housing cohort is squarely in that market. The Massachusetts Historical Commission puts the city’s most intensive residential construction between 1870 and 1915, dominated by two-family dwellings, with three-deckers arriving after 1895 in Montello and along Main Street south to Campello. Those houses are now on their second or third kitchen and their fourth roof. The third use is the estate and downsizing clear-out, and a 20 is the right first box nearly every time. Brockton is a city of individually owned two- and three-family houses with a 57.4 percent owner-occupancy rate, so these are family properties changing hands rather than managed portfolios, and the whole of a life tends to still be in the cellar. Start with the obvious volume: furniture, ruined carpet, the attic boxes, the workbench. What has to stay out is specific and it is longer here than in most states. Will it fit?

At 22 feet this is where measuring the drive starts to matter. The truck needs about 60 feet of straight approach, roughly 10 and a half feet of width and 20 feet or more of overhead clearance for the hoist. Look up first: a mature maple or oak limb over the approach is the most common reason a set gets moved in Brockton, with the service drop to the house behind it. The narrow shared drive between two two-family houses in Montello or Campello will often not take 22 feet, so send a photograph from the street looking in before you book. Assume the concrete is cracked from freeze-thaw rather than heat — 137.5 nights a year at or below freezing do the work — and we photograph the approach on arrival. Why is the 20 yard the most common size in Brockton?

Because it matches the way the work actually scales here. A full basement plus a floored attic emptied over one weekend, a furnished unit of a two-family cleared to empty, or three or four rooms taken back to studs all land in the same range, and a 20 covers them without a second haul in most cases. The basement is the difference. Footings have to reach the 48-inch frost line, so the hole was dug anyway and nearly every older Brockton house has a full cellar under it — two floors of stored contents that a southern house simply does not have.

Does a national dumpster size calculator work here?

Not well, and the reason is structural. Most of them are built around houses with no basement, so they undersize a New England job by a whole class. Brockton is the other way round: the 48-inch frost line means the excavation was going down four feet regardless, a full basement came nearly free, and the pre-war stock is essentially all full-basement with a half-storey attic on top. Can I put plaster, masonry or wet cellar contents in with a cleanout load?

No, and this is the mistake that stops a pickup. Plaster and lath, brick, concrete and water-logged carpet and cardboard reach a legal payload in the bottom couple of feet of a container while the box still looks half empty. Heavy material goes in its own 10, loaded flat and low, and gets hauled more than once. There is a compliance reason too: asphalt pavement, brick and concrete have been banned from disposal since 2006 under 310 CMR 19.017, so that stream has to stay clean enough to be recycled. More than in most states. The city takes one bulk item a week. Is that not enough?

Not for a cellar. Brockton allows one free bulk item per unit per week with at least 48 hours’ notice, then charges a $20 prepaid disposal fee for each mattress or box spring, each couch or loveseat and each TV or monitor. The weekly household allowance is one barrel per family unit at a maximum of 50 lbs, with overflow only in official green pay bags at $5 per roll of four. The City does not collect construction debris or doors at all, and for cleanouts, cabinets, sheetrock, bathtubs, pipes, stumps, rocks, soil and asphalt it says residents must hire private haulers.
