A roll-off is the container that arrives on a cable hoist truck and rolls off the back on rails rather than being lifted over the side. That mechanism is the whole reason access matters. To set and pull cleanly the truck wants a straight approach of roughly 60 feet, about 10.5 feet of width for the body and the door swing, and 20 feet or more of clear height for the hoist arm as the box comes up and over. It also needs a surface that will take the point load of a loaded rail. None of that is negotiable on the day, which is why we would rather ask about it on the phone than discover it in a Brockton two-family drive with a truck already committed.
The surface story here is freeze-thaw, not heat. Choosing Between The Five Sizes
Start with the material, not the job. Anything dense — concrete, brick, plaster, tile, soil or foundation spoil — belongs in a 10 yard on a swap cycle, because weight closes the box out long before volume does. Mixed household and remodel debris is the natural home of the 20 yard, and in Brockton that is the common answer rather than the cautious one, because a full cellar and an attic are both in the count. Go to a 30 yard for whole-house work, a rehab, a small teardown or a commercial fit-out where everything moves at once. The 15 and the 40 sit either side of those, one for a narrow drive and one for high-volume light material. Between two sizes, take the smaller and let us swap it — that beats part-emptying a container in your driveway.

Before we book we want four things: approach, width, height and surface. Roughly 60 feet of straight run, 10.5 feet of width, 20 feet or more of clear overhead, and an apron that takes a loaded rail. Then the part that is genuinely different in Massachusetts. 527 CMR 1.00 Table 1.12.8.5 lists rubbish containers over six cubic yards as a permitted activity, issuing authority the head of the fire department, and every roll-off from the 10 yard up exceeds that. A container delivered and removed within a single business day is exempt under 1.12.8.5.1; anything staying overnight is not, on private property or public. Section 1.12.8.5.2 requires the box to be marked with the name and emergency number of the company. The placement rules published under NFPA 1 Chapter 19: at least 10 feet from combustible walls and openings — 10, not the 5 feet the International Fire Code uses elsewhere — not within 20 feet of an intersection, not within 10 feet of a hydrant, and if it is against a building the top of the box 5 feet below any window. How much room do you actually need to deliver a roll-off?
Roughly 60 feet of straight approach so the truck can set the container down and pull it back on the cable, about 10.5 feet of width for the body and the door swing, and 20 feet or more of clear overhead for the hoist arm. In Brockton the width is what fails most often, because the 1870 to 1915 two-family lots have long narrow drives and a good number of them are shared with the house next door. Overhead is the other one: mature maple, oak and white pine over these streets, plus service drops across the front of the lot. Do I need a fire permit to leave a container overnight?
Under the state fire code, yes, and it surprises people who have rented containers in other states. 527 CMR 1.00 Table 1.12.8.5 makes a rubbish container over six cubic yards a permitted activity with the head of the fire department as the issuing authority, and every roll-off is over six cubic yards. Section 1.12.8.5.1 exempts containers delivered to a location and removed in the course of a single business day. The permit is generally taken out by the property owner, lessee or refuse generator rather than by the hauler, and fees vary by department — Falmouth publishes $25 for its version. Brockton does not list a container permit on its published permit schedule and no fee for one appears there, but the state requirement applies regardless, so call Brockton Fire Prevention on 508-583-2933 and ask how they handle it for your address.
How far from the house does the container have to sit?
At least 10 feet from combustible walls, openings and combustible overhangs. This is the figure most national dumpster writing gets wrong: the International Fire Code used in the majority of states says 5 feet, and Massachusetts fire departments enforce 10 under NFPA 1 Chapter 19, which 527 CMR 1.00 adopts. The other published distances are 20 feet clear of an intersection, 10 feet clear of a fire hydrant, and, where the box sits against a building, the top of the container at least 5 feet below any window measured both vertically and horizontally. It cannot obstruct fire apparatus access, block building egress or sit under a fire escape, and it has to carry the company name and an emergency telephone number. On a narrow shared drive those distances often decide the size of the box.
Will a loaded container damage my driveway?
Boards go under the rails on every set and we photograph the surface first, which handles the point load. What boards cannot fix is a driveway that winter has already worked on. Brockton gets 137.5 nights a year at or below freezing and 22.6 days that stay below it, and each cycle drives water into a joint, freezes it and lifts the edge a little further, which is why older aprons here show stepped joints and crumbling margins rather than the heat cracking you would see in a hot climate. Can the container go in the street instead of the driveway?
It needs checking first, and honestly the answer in Brockton is less tidy than people want. There is no published City of Brockton permit specifically for placing a container in the public way. The DPW publishes a Street Opening Permit and a Public Works Construction License, and those cover street openings and driveway cuts rather than obstructions, so anyone quoting you a Brockton container-in-the-street permit number is guessing.
