Enough room for a real job on one floor of a 1900 two-family, not so much that you talk yourself into filling it with things the state will not let you bury.
A 15 yard roll-off is 16 feet long, 8 feet wide and about four feet tall, rated for roughly two to three tons — four to five pickup loads. Why people choose the 15 yard
One room back to studs is what this box was built for, and in Brockton that room is usually in a house between 110 and 155 years old. The Massachusetts Historical Commission survey puts the city’s most intensive residential building between 1870 and 1915, with the two-and-a-half storey sidehall two-family as the standard working-class form and three-deckers proliferating after 1895 in Montello and along Main Street south to Campello. A bathroom in a house of that age is tile with its mortar bed, a cast-iron tub, a vanity, subfloor and plaster — denser than it looks. A kitchen is cabinetry, countertop, flooring and plaster, bulkier and lighter. Either fits a 15 with room to work. What has to be settled before demolition day is the age question: pre-1978 housing triggers the Massachusetts Lead Law, administered by the Childhood Lead Poisoning Prevention Program at the Department of Public Health on (800) 532-9571, and older asphalt and cementitious roofing and siding products are a genuine risk on this stock. We cannot take asbestos-containing material in any container, ever.
The second classic 15 is a small roof. Size a tear-off by squares, layers and material rather than by the footprint of the house, and count the layers at a rake edge before you order. One point of Massachusetts law is worth stating plainly because most national content gets it backwards: asphalt shingles are not on the state ban list. Only asphalt pavement is, under 310 CMR 19.017. Shingles have a real recycling pathway into new asphalt mix and road base, which makes them a good candidate for source separation on the job, but they are not banned. The reason a re-roof happens here at all is usually ice: Massachusetts answers yes to the ice-formation criterion in 780 CMR 51.00 Table R301.2, so code section R905.1.2 requires an ice barrier under asphalt shingles extending at least 24 inches inside the exterior wall line and 36 inches from the eave on roofs of 8:12 or steeper. The third use is the turnover, and Brockton produces a steady stream of them because so much of the stock is individually owned two- and three-family houses rather than managed apartment blocks. One unit cleared between tenants is furniture, mattresses, carpet, kitchen contents and whatever the last occupant left in the cellar bay. The city cannot help you with most of it. Brockton collection is available only to residents of one- to five-family homes who pay the trash fee — condominiums and businesses are not served at all — and the household allowance is one barrel per family unit per week at a maximum of 50 lbs, with anything beyond that needing official green Brockton pay bags at $5 per roll of four. One bulk item per unit per week is free with at least 48 hours’ notice, and after that the City charges a $20 prepaid disposal fee for each mattress or box spring, each couch or loveseat and each TV or monitor. Will it fit?
Sixteen feet of box wants about 60 feet of straight approach, roughly 10 and a half feet of width and 20 feet or more of overhead clearance so the hoist can stand it up. Look up before anything else: maple and oak limbs over the drive stop more sets in Brockton than anything else, with the service drop to the house right behind them. This is often the largest box that will go down the narrow shared drive between two two-family houses in Montello or Campello. Assume the concrete is cracked, and assume freeze-thaw did it rather than heat — 137.5 nights a year at or below freezing, water in the joints, and a little more spalling every spring — which is why we photograph the approach on arrival. What size dumpster do I need for a roof tear-off in Brockton?
Size it by squares, layers and material, never by the footprint of the house, and count the layers at a rake edge before you order. A small single-layer tear-off fits a 15 and stays under payload; a bigger roof or a second layer means a 20 or a swap. One thing to get right: asphalt shingles are not banned from disposal in Massachusetts. Only asphalt pavement appears on the 310 CMR 19.017 table. What do I do with the plaster and the wallboard?
Keep them apart, because they are treated differently. Plaster and lath off an old wall is heavy and loads flat in a 10 or at the bottom of this box. Clean gypsum wallboard has been banned from disposal in Massachusetts since 1 July 2011, and MassDEP requires facilities to remove it before transfer, so a mixed load with loose wallboard through it gets priced or refused accordingly. The single most useful sorting instruction in this market is to stack the wallboard separately. Clean means no paint, nails or wood, and that is usage rather than a codified numeric test.
What is different about a two-family turnover here?
Volume arriving all at once with no municipal route for it. Brockton allows one free bulk item per unit per week, scheduled at least 48 hours or two business days ahead, and charges a $20 prepaid disposal fee for each additional mattress or box spring, each couch or loveseat and each TV or monitor. A furnished unit cleared over a weekend blows through that in the first hour. If the building is a condominium, the city does not collect from it at all, and the association’s common areas sit under M.G.L. c.183A §5, so get written consent before a container lands on shared paving.
