A 30 yard roll-off is 22 feet long, 8 feet wide and about six feet tall, rated for roughly four to five tons — nine to twelve pickup loads. Same footprint as a 20, half again as tall. It is the container for whole-structure work: a two-family or a three-decker emptied front to back with the cellar and the attic, a large remodel, an addition, or a house going up on an infill lot. It is also the box where weight discipline matters most, because the extra height makes it very easy to load past a legal payload without noticing.

Why people choose the 30 yard

The whole-building clear is the first job for this box, and in Brockton that means more floors than most markets. A two-family cleared front to back is two units plus a full basement and a half-storey attic; a three-decker of the sort that went up in Montello and along Main Street toward Campello after 1895 is three. Once both units, the cellar bays and the attic go into one container, a 20 stops being enough. This is the size for a property being emptied rather than tidied, for a hoarding situation, and for a house changing hands. The City of Brockton has named this market for us in its own words: it does not collect construction debris or doors, and for property cleanouts, automotive parts, bathtubs, kitchen cabinets, pipes, sheetrock, tree stumps, rocks, soil and asphalt it tells residents that they must hire private haulers. The second use is the large remodel, the addition and the teardown, and here the discipline is separating streams and reading the notification calendar rather than ordering a bigger box. A house taken back to studs across most of its plan gives you cabinetry, flooring, plaster, lath, trim, doors, ductwork and framing offcuts — bulky, light, exactly what a 30 is for. Keep ABC rubble, footing spoil and bulk plaster out of it and into a 10. Stack clean gypsum wallboard separately, because MassDEP requires facilities to remove it before transfer. Then the paperwork, which in Massachusetts is real. 310 CMR 7.15 requires a licensed asbestos inspector to survey any facility containing suspect material before demolition or renovation, and the owner-occupied single-family carve-out does not cover removing more than 100 square feet of exterior cementitious shingles — a genuine trap on an older Brockton siding job. The separate construction and demolition dust notification under 310 CMR 7.09, form AQ 06, runs 10 working days, is exempt under 20 dwelling units and costs $100. The third use is builder work and new construction, where a 30 sits on the lot through framing and dry-in and gets swapped as it fills: framing offcuts, sheathing, packaging, cardboard, housewrap and siding scrap. Two Massachusetts points are worth knowing before the first delivery. First, a mixed container of demolition debris is perfectly legal here — you do not have to source-separate at the job site — but it cannot go to “the dump.” It has to go to a permitted C&D processing facility or a transfer station holding a MassDEP-approved Waste Ban Compliance Plan, and that receiving facility is then bound by a Minimum Performance Standard of 20 percent diversion in 2025 and 2026, rising to 23 percent in 2027 and 25 percent from 2030. Second, the container itself is a permit item: 527 CMR 1.00 Table 1.12.8.5 requires a fire chief permit for any rubbish container over 6 cubic yards left overnight, on private property as much as public. Will it fit?

Same 22-foot footprint as the 20, so the driveway question is the same: about 60 feet of straight approach, roughly 10 and a half feet of width and 20 feet or more of overhead clearance for the hoist to stand a taller box upright. Overhead is the number that bites at this size. A maple or oak limb over the drive will stop a 30 going up when it would have cleared a shorter box, and the service drop is right behind it. The six-foot side wants the set square, level and the loading side clear, which rules out most narrow shared drives between two two-family houses in Montello and Campello. Take the drive as you find it: cracked and spalled concrete is normal, and freeze-thaw across 137.5 nights a year at or below freezing is the cause, not heat. Protection boards are standard on every set and we photograph the approach on arrival. Between December and March the snowbank and the plough windrow have to be cleared first. On the fire code: 527 CMR 1.00 Table 1.12.8.5 makes any container over 6 cubic yards a fire chief permit item overnight, exempt only for a same-day drop and collect, and Massachusetts departments enforce 10 feet from combustible walls and openings under NFPA 1 rather than the 5 feet in the International Fire Code — plus 20 feet from an intersection, 10 feet from a hydrant, the top of the box 5 feet below any window, no blocked egress and no siting under a fire escape.

What counts as a whole-property clear in Brockton?

Every room in every unit, plus the full basement, the attic, the porch and any garage or shed. That list is longer here than in most markets because the housing is stacked: a two-family is two units over a full cellar, and a three-decker of the kind built after 1895 in Montello and toward Campello is three. The cellar is usually the fullest part of the building and the attic is the second. If it is one unit and nothing else, a 20 will normally do. If the basement and the attic are in scope, take the 30.

Why can a 30 go over weight while it still looks half empty?

Because something dense got mixed in. Plaster and lath, brick, concrete, asphalt pavement, footing spoil and water-logged cellar contents all reach a legal payload in the bottom couple of feet of the box. A driver cannot lift a container that is over weight, so those materials go into a 10, loaded flat and low, and get hauled separately. Keeping them out has a second benefit: asphalt pavement, brick and concrete are banned from disposal under 310 CMR 19.017 and have to be recycled, which is much easier when the stream is clean.

Do I have to sort the debris on site?

No. A mixed roll-off of demolition debris is legal in Massachusetts — the constraint is where it goes, not how it is loaded. It has to reach a permitted C&D processing facility or a transfer station operating under a MassDEP-approved Waste Ban Compliance Plan, and that facility is held to a rising Minimum Performance Standard: 20 percent diversion in 2025 and 2026, 23 percent from 2027, 25 percent from 2030. The one real exception is clean gypsum wallboard, which MassDEP requires to be removed before transfer, so stack that separately. Everything else we sort on the back end.

What notifications does a demolition need in Massachusetts?

Two agencies, and neither is optional. MassDEP requires a licensed asbestos inspector to survey any facility with suspect material before demolition or renovation under 310 CMR 7.15, and the owner-occupied single-family carve-out does not cover removing more than 100 square feet of exterior cementitious shingles. Does the container itself need a permit if it sits for weeks?

Yes, in Massachusetts it does, and this surprises people who have rented elsewhere. 527 CMR 1.00 Table 1.12.8.5 lists rubbish containers over 6 cubic yards as a permitted activity with the head of the fire department as issuing authority, and every standard roll-off exceeds 6 cubic yards. A container delivered and removed within a single business day is exempt under §1.12.8.5.1. Anything left overnight is not, on private property as much as public. Brockton’s published permit schedule does not list a container permit, so call Fire Prevention on 508-583-2933 and confirm how they handle it for your address.
